What differs is the work behind it, and almost none of that happens before you arrive. Booking a villa is a transaction. Holding a week together is not. The chef on the third night depends on the boat day ending early enough, the boat day depends on the wind, the table at nine depends on a driver at half past eight. Nobody hands you that chain. Someone has to keep it standing, and rebuild it the same afternoon when one piece moves.
So the practical shape of it is simple. You speak to one person, that person lives here year round and answers their own messages, and the work carries on after check-in, which is when the real requests start.
The two titles get used here as though they meant the same thing, and they do not. It is worth knowing which one you actually need before you start calling people.

If you own, you need the year-round job, and I work alongside a professional local management company for exactly that. Say which it is early and I will tell you plainly whether you are asking me for my half or the other one.
I earn a commission when a booking happens. That appears on every page of this site, because it is the single most useful thing to know about anyone advising you here: the recommendation you get is shaped by how the person making it is paid.
Concretely, on the question of whether to rent a villa at all, I am not a neutral party and you should not read me as one. What I’m useful for is everything that is not the roof, and saying so when the honest answer is a hotel. The villa or hotel comparison goes through it property by property, and the agency or concierge page names the three cases where you are better off going direct and leaving me out of it.
Availability that is not mine to give. I do not own the restaurants, the villas, the boats or the helicopters, and neither does anyone else selling concierge services here. What I promise is that I answer, that I try everyone I know, and that you get the real answer rather than a comfortable one.
Some doors do not open for anyone, and I would rather name them than let you find out. Discretion has limits too: the airport is small and an arrival is visible, which is why the page on discretion opens by saying that nothing here is truly anonymous.

For the house itself, no. An agency’s job is largely complete at check-in. A concierge earns their place on everything that is not the roof: the chef, the table nobody can get, the helicopter slot when a friend lands at SXM at six, the boat that has to move because the wind turned. If your trip is the villa and nothing else, book it and enjoy the quiet.
No, and be sceptical of anyone who says otherwise. Relationships open a great many doors here and they do not open all of them. Bonito takes its bookings through its own system and nothing passes through a relationship, whoever is asking. What I can do is know how each place actually takes reservations, be on it early, and tell you the real odds rather than a reassuring answer.
